*Job Description*
- Ensure on-site safety through toolbox talks, safety checklists, and continuous monitoring to uphold OSHA regulations and corporate safety standards.
- Provide hands-on field supervision to ensure the highest standards of workmanship are maintained.
- Coordinate meetings with university representatives, subcontractors, architects, and local authorities to facilitate smooth project progress.
- Develop and implement strategic site logistics plans to optimize productivity and minimize disruptions to campus life.
- Conduct weekly subcontractor coordination meetings to keep the project on track.
- Manage municipal and university inspections throughout construction phases, including obtaining the final Certificate of Occupancy.
- Coordinate on-site material storage, equipment logistics, and ensure site organization.
- Oversee the initial job setup requirements and maintain ongoing site organization.
- Foster strong relationships with subcontractors, university stakeholders, and municipal officials.
- Manage the creation of punch lists and ensure subcontractor compliance with construction documents.
- Schedule and facilitate owner training and equipment commissioning.
- Coordinate and oversee all site activities to ensure adherence to the project timeline.
- Utilize Microsoft Project to manage the overall project schedule in coordination with the Project Manager.
- Schedule trade and material deliveries and maintain Three Week Look-Ahead schedules.
- Maintain accurate as-built drawings, photos, and project documentation.
- Document key communications and maintain organized on-site document control.
- Complete detailed Daily Reports and keep project drawings up-to-date.
- Familiarize with contract provisions and manage General Conditions costs.
- Address subcontractor inquiries and manage correspondence (RFIs) with architects and engineers.
- Collaborate with the Project Manager on submittals and RFIs.
- Document subcontractor requests for additional work and communicate with the Project Manager.
- Maintain regular communication with the Project Manager to provide updates on project status.
- Perform general labor tasks as needed.
- Support the implementation of the ISO 9001 program.
- Travel readiness preferred for project site visits.
*Ideal Candidate*
- Minimum of 7 years' experience in higher education or institutional construction.
- College degree in Construction Management or a related field preferred.
- Proven track record of managing projects valued at $5 million or more.
- Strong background in sitework, with proficiency in computer and scheduling skills.
- Familiarity with current technology, including tablets/iPads and construction-related applications.
- Procore experience is advantageous.
